Welcome to theorchardvt.com (the "Site"), operated by The Orchard Bed & Breakfast, LLC ("The Orchard," "we," "us," or "our"). By accessing this Site or booking a reservation with us, you agree to the following Terms and Conditions. Please read them carefully.
## 1. Reservations
- Reservations may be made through our Site, by phone, or by email.
- A valid credit card is required to secure all reservations, processed securely through Wix Payments.
- Rates displayed on the Site are subject to change without notice until a reservation is confirmed.
- The Orchard is an adults-only property. We do not accommodate guests under 18.
## 2. Check-In and Check-Out
- Check-in: 3:00 PM
- Check-out: 11:00 AM
- Early check-in or late check-out may be available upon request and is not guaranteed.
## 3. Cancellation Policy
-If you cancel at least 14 days before your arrival date, we'll hold your payment as a credit toward a future stay, valid for 12 months from your cancellation date.
Cancellations made within 14 days of arrival are non-refundable.
## 4. Payments
- Payment in full is required at the time of booking.
- All payments are processed securely through Wix Payments. We do not store full credit card numbers on our own systems.
- Additional charges (such as for damages, additional guests, or optional services) will be charged to the card on file where applicable.
## 5. Guest Conduct and Property Use
- Guests are expected to treat the property, furnishings, and other guests with respect.
- The Orchard is a smoke-free property, including e-cigarettes and vaping, both indoors and in designated areas as posted.
- Guests are financially responsible for any damage caused to the property during their stay.
- We reserve the right to refuse service or request a guest leave the property, without refund, for conduct that violates these Terms or disrupts other guests or staff.
## 6. Private Dinners, Catering, and Events
- Private dinners, custom catering, and event/wedding hosting are available by separate arrangement and may be subject to additional terms, deposits, and cancellation policies communicated at the time of booking.
- Menus and availability are subject to change based on seasonal ingredients and chef availability.
## 7. Liability
- The Orchard is not liable for loss, theft, or damage to personal property during your stay, except where required by law.
- Guests participate in on-site activities (including but not limited to the garden grounds and grill/patio areas) at their own risk.
- To the fullest extent permitted by law, The Orchard's liability for any claim arising from your stay is limited to the amount paid for the reservation.
## 8. Website Use
- Content on this Site, including text, photos, and logos, is the property of The Orchard Bed & Breakfast, LLC and may not be reproduced without permission.
- We make reasonable efforts to keep information on the Site accurate but do not guarantee it is error-free or current at all times.
- We reserve the right to modify, suspend, or discontinue any part of the Site at any time.
## 9. Third-Party Booking Platforms
If you book through a third-party platform (such as Airbnb, Booking.com, or Expedia), that platform's terms and cancellation policies may apply in addition to, or in place of, these Terms.
## 10. Governing Law
These Terms are governed by the laws of the State of Vermont, without regard to conflict of law principles. Any disputes arising from these Terms or your stay will be resolved in the courts of Vermont.
## 11. Changes to These Terms
We may update these Terms and Conditions periodically. The "Effective Date" above reflects the most recent revision. Continued use of the Site or a completed reservation constitutes acceptance of the Terms in effect at that time.

No Outside Alcohol
Outside alcohol is not permitted on the property, including in guest rooms, common areas, and outdoor spaces. This policy allows us to maintain compliance with Vermont liquor licensing requirements and ensure a consistent, safe experience for all guests.
Alcohol Service
• Alcohol is available for purchase and service on-site through The Orchard, in accordance with our Vermont liquor license.
• All alcohol service is subject to applicable Vermont state law, including age verification. Guests must be 21 or older to purchase or consume alcohol on the property.
• We reserve the right to refuse alcohol service to any guest who appears intoxicated or is unable to produce valid ID upon request.
Guest Conduct
• Guests are expected to consume alcohol responsibly during their stay.
• The Orchard reserves the right to ask any guest to leave the property, without refund, if their conduct related to alcohol consumption disrupts other guests, staff, or the property.
Private Events and Catering
For private dinners, weddings, and catered events, alcohol service is arranged directly with The Orchard as part of your event planning and is subject to the same no-outside-alcohol policy and applicable Vermont licensing requirements.
